Terms of Service

Effective September 22, 2026

These terms govern your agency’s use of QuoteScout, the property-information service at app.quotescout.io (“the Service”). By creating an account or using the Service, you agree to them on behalf of your agency. If you do not agree, do not use the Service. Our Privacy Policy explains how we handle personal information.

1. Accounts and seats

  • Accounts belong to an agency. The person who signs up is the owner and may add admins and members up to the seat limit of the agency’s plan.
  • Each user needs their own login. Do not share passwords or let people outside your agency use your seats.
  • You are responsible for activity under your agency’s account, and for keeping user access current, for example deactivating people who leave.
  • Tell us promptly at hello@quotescout.io if you believe an account has been compromised.

2. Free trial

New agencies get a 14-day free trial with no card required. When the trial ends, access to lookups stops until the agency subscribes to a plan.

3. Plans, lookups and billing

  • Plans are billed monthly in advance through our payment processor, Stripe, at the prices shown on quotescout.io when you subscribe.
  • Lookups in counties where we read data directly from public records are unlimited on every plan.
  • Lookups elsewhere use data from paid providers and draw on your plan’s monthly data allowance. You can buy extra blocks of 250 data lookups. A block is valid through the end of the calendar month in which you buy it, and unused allowance does not carry over.
  • Which counties are directly covered changes as we add sources, and a county can move in or out of direct coverage if its public records change. The app shows whether an address is covered before it uses your allowance.
  • You can change plans or cancel at any time from the billing portal. Plan changes are prorated. Cancellation takes effect at the end of the current billing period, and you keep access until then.
  • Except where the law requires otherwise, payments are non-refundable, including for partial months and unused allowance.
  • If a payment fails, we may limit access until it is resolved.
  • We may change prices with at least 30 days’ notice to account owners. New prices apply from your next billing period.
  • Prices do not include taxes. You are responsible for any taxes that apply.

4. What QuoteScout is, and is not

QuoteScout gathers public-record and third-party data to support pre-quote research. Every field names its source. The Service is not an inspection, appraisal, survey, title search, or ISO/PPC determination, and it is not insurance, underwriting or legal advice. Public records and third-party data can be incomplete, outdated or wrong, and estimates such as replacement-cost ranges are approximations. You are responsible for verifying material facts before quoting, binding or making any coverage decision, and for complying with carrier guidelines and the laws that apply to you.

5. Facts you report

  • Your users may add facts about a property, such as the year a roof was replaced and the source of that information.
  • Add only facts you believe are accurate, and do not paste in copyrighted listing text or other material you do not have the right to share.
  • You give QuoteScout a perpetual, royalty-free license to store, display and use reported facts in the Service. Reported facts are shown to every agency that looks up the property, without identifying who entered them.
  • We may edit or remove reported facts that appear inaccurate, abusive or improper.

6. Acceptable use

You agree not to:

  • Resell, redistribute or publish data from the Service in bulk, or use it to build a competing product
  • Scrape, crawl or automate access to the Service except through features we provide
  • Use the Service for any purpose prohibited by law, including the Fair Credit Reporting Act, or to discriminate unlawfully
  • Attempt to get around seat limits, allowances or security, or interfere with the Service

Report links you share can be viewed by anyone who has the link. Share them only with people who need them.

7. Our service

We work to keep the Service available and accurate, but we do not guarantee that it will be uninterrupted or error-free, or that any particular data source will stay available. We may change, add or remove features and data sources. We may suspend or end access for accounts that breach these terms, or where needed to protect the Service or other users.

8. Intellectual property

The Service, its software and its design belong to QuoteScout. Data from public records remains public. Data from licensed providers is subject to their terms, and you may use it only within the Service and for your agency’s own business. Reports you generate may be used and shared for your agency’s own business.

9. Disclaimers

The Service is provided “as is” and “as available”. To the fullest extent the law allows, we disclaim all warranties, express or implied, including warranties of accuracy, merchantability, fitness for a particular purpose and non-infringement.

10. Limitation of liability

To the fullest extent the law allows, QuoteScout will not be liable for any indirect, incidental, special, consequential or punitive damages, or for lost profits, lost commissions, or losses from coverage, underwriting or claims decisions. Our total liability for any claim relating to the Service is limited to the amount your agency paid us in the 12 months before the claim arose.

11. Indemnity

Your agency will defend and indemnify QuoteScout against third-party claims arising from your use of the Service in breach of these terms or the law, including coverage decisions made without verifying material facts.

12. Ending your account

You may cancel at any time. Once your subscription ends, access to lookups and saved reports stops. Reported facts remain in the Service as described in section 5. Sections 4 to 11 and 13 continue to apply after your account ends.

13. Governing law

These terms are governed by the laws of the State of Tennessee, without regard to its conflict-of-laws rules. Any dispute will be resolved in the state or federal courts located in Shelby County, Tennessee.

14. Changes to these terms

We may update these terms. If we make significant changes, we will notify account owners by email or in the app at least 30 days before they take effect. Continuing to use the Service after that means you accept the updated terms.
